Responsibilities:Our Early College Internship was created to develop and invest in future talent. These super cool humans are hired for a 10-week immersive experience within a team to learn the fundamentals of a specific department at LivCor through training, project work, while gaining exposure to leadership and office culture.
Here are some of teams and opportunities we have available (and not limited to):
- Strategic Initiatives:
- Gathering, analyzing, and reporting finding with regard to initiatives surrounding waste management, laundry, and other relevant ancillary income programs across the portfolio
- Revenue & Performance:
- Assist team with summer peak pricing, revenue management, identification of underperforming assets and deep dives of pricing strategy.
- Project manage specific initiatives that drive property performance. Examples include but are not limited to... sales performance, unit amenity pricing, turn times, online reputation and call answering metrics.
- Assist with the onboarding of new acquisitions to ensure we’re set up to outperform the market.
- Marketing strategy:
- Leverage multiple technology platforms to review critical marketing components such as online reputation management, business listings/local search consistency, telephone sales performance quality
- Participate in marketing strategy review and development with marketing advisor team
- Audit and understand marketing implementations and review transaction activity and required support
- Marketing web team:
- Support the technological development of the LivCor web platform and participate in the management, updating, and technical trouble shooting of property websites
- Review Google Analytics data, technology implementations, leasing product integrations and more.
- Project manage the full rollout of multiple property websites including content curation, technical build, Q/A execution, domain management, and launch planning.
- Marketing data team:
- Participate in the management of inbound data sets, data cleansing, and the structuring of disparate data sets into usable information
- Building data visualizations dashboards utilizing Power Bi as well as testing, troubleshooting, and enhancing existing data visualizations
- Partner with other departments in cross functional data development to drive performance.
- People & Culture:
- Provide general support to the P&C team such as job description management, people changes, culture initiatives, and new hire onboarding.
- Financial Reporting:
- The skills we are looking for: advanced reporting skills (PPT, Power BI, SQL)
- The people we are working with: collaboration with entire organization, Blackstone and Executive Leadership Team
- The Data we are analyzing: company financials, multifamily market fundamentals and macroeconomic trends (employment, supply, demographics, etc.)
- CapX Analytics:
- Perform detailed review of monthly renovation performance to identify performance outliers
- Assist with the redevelopment process; benchmark against an asset’s competitive set, understand market performance, model projected growth, and help present the investment thesis
- Assist CapEx team during the mid-year reforecast process: analyze project-level reforecast data for reasonableness, perform data validations, help craft the final presentation to LivCor executives and Blackstone
- FP&A:
- Participate during the mid-year reforecast process: data integrity validation, category-level reforecast assessment for reasonableness, reforecast presentation to LivCor executives and Blackstone
- Perform detailed review of monthly financial performance to budget to identify any operational or performance concerns and the underlying drivers.
- Assist with industry research and trend monitoring; benchmark key performance indicators to major Apartment REITs
- Data and Strategy:
- Find actionable insights from data to drive strategic decision making
- Identify areas of hidden value that provide a mechanism for growth and establish a competitive advantage
- Operations:
- Support on-boarding of new communities, leveraging technology while partnering with internal team leads to ensure smooth transition into the LivCor platform.
- Demonstrates mental agility, ability to multitask and flexes with dynamics work
- Support relationship with internal team leads, operating partner, and preferred vendors to ensure proper implementation/penetration
- Technology:
- Assist LivCor’s technology team with programming, analytics, and data center management
- Gather, clean, and interpret data sets to help solve problems
- Transactions:
- Support underwriting of new acquisition opportunities leveraging internal and third-party resources to provide insight on metrics such as submarket performance, rent and sales comp analysis, etc.
- Participate in disposition process of a LivCor asset by supporting efforts to prepare marketing materials, buyer selection, contract negotiation and facilitating a smooth closing period
- Support transition efforts of acquisitions and onboarding of new operators
